4 businesses eye space in planned Middletown development

Four businesses have signed letters of intent with developer CMC Properties to move into a planned mixed-use development on the site of the former Manchester Inn and Sonshine building in downtown Middletown.
Pete Montgomery, a developer with Blue Ash-based CMC Properties, said Mi Cozumel, The Pour House, Joe’s Pizza Napoli and a YMCA Express have either submitted or committed to letters of intent.
The existing full-service YMCA at 1020 Manchester Ave., across the street from the proposed development, will remain open. A YMCA Express is a smaller-format fitness facility.
All four businesses are current tenants at other CMC developments in Lebanon and Hamilton.
“We always give our existing tenants the first opportunity to expand into our new projects because we’ve already built strong relationships with them and know they’re successful operators,” Montgomery said.
The letters of intent are nonbinding.
“They simply let the landlord and the prospective tenant know that both parties are very interested and allow them to begin negotiating lease terms and other deal points,” Montgomery said.
Still, city officials say the early interest, before demolition of the existing buildings has even begun, is an encouraging sign.
