A Texas real estate investment firm has closed on the purchase of two Cincinnati-area industrial properties as part of an Ohio portfolio acquisition valued at $100 million.

Dallas-based Swift Creek Partners in June, through Scivf Ohio Holding LLC, acquired two industrial buildings in West Chester Township and two industrial buildings in the Columbus area.

Swift Creek Partners financed the portfolio deal with a $65.7 million mortgage loan from Fifth Third Bank.

Swift Creek Partners on June 17 paid $23 million for the 205,920-square-foot bulk distribution and industrial building on 13.3 acres at 8800 Global Way in West Chester.

Also June 17, Swift Creek Partners paid $16 million for the 94,640-square-foot industrial warehouse on 11.4 acres at 10121 Princeton Glendale Road in West Chester.

The properties more than doubled in value since they last transacted. Lincoln Property Co. purchased the buildings in 2015 for $9.5 million and $8.1 million, respectively.
