Developer plans 120-unit apartment project in downtown Hamilton

A Northeast Ohio developer is pursuing a new multifamily project in Hamilton.

IRG Realty Advisors plans to put the project at a 2.75-acre site on the west side of Martin Luther King Jr. Boulevard a block north of Hamilton’s main thoroughfare. IRG’s final development plan, as approved in January by Hamilton City Council upon the prior recommendation of the Hamilton Planning Commission, shows a four-story, 120-unit apartment building.

The unit mix would comprise 54 one-bedroom units, 46 two-bedroom units and 20 three-bedroom units. All upper-floor units would have balconies.

"We’re continuing to see significant investment in Hamilton, and that momentum continues to accelerate. Expanding housing is critical to our future success, and the activity along the MLK corridor reflects the sustained growth of our city,” Aaron Hufford, executive director of development for the city of Hamilton, told the Business Courier in an emailed statement.

The project, called Fifth and Butler for the two streets that bound it to the south and east, will go before the Butler County Finance Authority’s board of directors April 29. The board is likely to consider issuance of conduit bonds to help advance it.
