Project Summary
Fairfield Trade Center is a new Class A speculative industrial park located on Firebird Drive near Union Center Boulevard. NorthPointe Development acquired the former Morris Farm site, which totals 76.7 acres within the City of Fairfield. Development of the site required significant earthwork due to the existence of wetlands, floodplain, and wet soils at the site.
Now complete, the property includes two new buildings totaling more than 600,000 square feet. The buildings are targeted for e-commerce, general distribution, and manufacturing companies.

Impact
The total investment for the project exceeded $58 million. The developer anticipates more than 300 jobs and nearly $12 million in annual payroll will be created in the new buildings. The development creates new revenue from both the City of Fairfield and the Fairfield City School District on a property previously thought to be undevelopable due to the floodplain, wetland, and wet soil issues.
